RST Development: City Council Presentation December 13

The RST Development has filed their detailed site plan. They will be presenting at the City Council meeting on December 13 and are scheduled for a Planning Board hearing on January 5. We encourage you to email your city council members, attend the city council meeting, and/or sign up to be a person-of-record (case #DSP-22015) with the Planning Board if you have comments you would like to share.

Here are the updates to the site plan from Thomas Haller (please also see the attached renderings):

  • The project includes 317 dwelling units (there were 321 when we met with you previously) and 3,296 square feet of commercial space.
  • The commercial space is where Meals on Wheels would be located. In addition to the storefront space, we have carved out an additional 800 square feet of storage next to the loading area for Meals on Wheels to use. This increases the usable area to around 4,000 square feet.
  • The parking garage is located on the south side of the building and is accessed from Cherokee Street.
  • At the request of the City, we are adding a right turn lane on Cherokee Street so that cars turning north on US 1 do not have to wait for left turning cars stopped at the light.  There is an additional exit from the garage onto US 1 (right-out only) to allow UPS/Amazon/Uber/Lyft vehicles to enter the garage on Cherokee Street and then exit back out onto northbound US 1. We had originally proposed a right-in entrance on US 1, but the City and the County objected to this so we removed it.
  • Finally, the project will be offering a high level of amenities for the residents. This includes an interior courtyard with a pool etc, a second courtyard in the rear of the building with a playground and a dog park.
